*Lease Terms:

-No utilities included in the rent. Set monthly $60/person fee for water/sewer. All other utilities are to be placed into the tenant’s name.
-Security deposit is equal to one month’s rent.
-Required $20 monthly Resident Package (see below for more details).
-One-time $100 move-in fee (see below for more details).
-Please note you must obtain Renters Insurance that includes Liability to Landlord Insurance with a minimum of $100K coverage for your new address.


*Applicant Qualifications:
-Verifiable monthly income of at least 3X the rent. Unverifiable income will not be considered.
-A credit score of 650+ is preferred, but we might consider credit scores of 600+. Credit scores of under 600 MIGHT (no guarantees) be considered with a co-signer and/or with an increased security deposit, or final months' rent upfront.
-Nothing in collections/past due is preferred, but might be considered depending on the types of accounts and the amount unpaid/outstanding.
-No prior evictions.
-No criminal record is preferred, but depending on the offense might be considered.
-Not accepting Section 8 vouchers.


-We run a credit, criminal, and eviction check for each applicant or co-applicant (anyone 18+ planning to live at the property must submit an application)
-The application fee is NON-REFUNDABLE, so please call or email BEFORE applying.
-Submitting an application does not render automatic approval.
